Why should I use Hartswood?
We are a small company. This means that the service we offer is much more personal than most if not all other agents.
We treat each property as if it is our own. You as our client landlord, would deal by and large with one manager throughout the time we act as your agent and manage your property.
Most of our landlords have been with us for many years. This does not mean we loose sight of the importance of being up to date with legal changes and all other aspects relating to letting.
We are highly professional and members of the National Association of Estate Agents.
Our fees are charged monthly not six months in advance as with many other agents. We write to our clients every month with copies of any paid bills.

What are your fees?
Our fee for letting and management is 15% (+ VAT) of the rent, payable monthly.

Do you have any hidden charges?
No. Some agents do charge extra for some items such as: collecting rent, visits to check on the property and drafting the tenancy agreement. Our flat fee of 15% + VAT covers the full letting and management service.

Do you check the property regularly?
Yes. We usually check the property once a quarter, but often we will inspect more frequently than this.

What type of tenants do you have?
This varies depending on the property. However, as a rule we seek professional people or a corporate let. This may mean professional people sharing a property, a professional couple or perhaps a family where the main earner is in middle or top management of a large company.

How do you vet prospective tenants?
We take up references for each person or the company in the case of a company let.

Am I responsible for all the maintenance costs?
Yes. However, if the tenants cause damage to the machines, contents or property through misuse or negligence, then we charge them.
