Do you charge a fee?
Yes. It is an administrative charge which covers the cost of taking up references and your share of the cost of the contract. The minimum fee is £60 + VAT which is for one or two people. For three or more tenants an additional £30 + VAT is charged per person.

How do you calculate the monthly rent and how is it paid?
The rent is paid calendar monthly in advance. The calendar monthly rent is = weekly rent x 52 (weeks in the year) ÷ 12 (months in the year). We prefer this to be paid by standing order if possible. Rental payments of greater than one month can be arranged by negotiation.

Do you require a deposit?
Yes. We usually ask for an amount at least equal to one month´s rent. We often round the figure up.

Do you have a minimum length of tenancy?
Yes. We do not provide short lets or holiday lets. The minimum period for any tenancy is six months.

What do we have to pay for?
You are liable for the gas, electricity, Council Tax, television licence, telephone and water.

Are any costs included in the rent?
Yes. If the property is a flat in a block then any service charges and ground rent are paid by the landlord. Where blocks of flats have communal hot water and heating, this also would be included in the rent.

Do you have a range of property available?
No. We are a small company and so have only a few properties vacant at any one time. Those we have are described here. We also tend to advertise them individually.
